The Carbon team leads the renovation. From scope to standard.

Carbon leads renovation in-house. Our team scopes the work, validates property conditions, sets priorities, manages the schedule, and holds each project to a clear standard.

We use internal crews and selected contractors based on the work and the local capacity available. The standard remains Carbon’s. This approach helps us improve quality, reduce avoidable cost, and make better decisions across the properties we own.

We respond to work orders quickly. We fix the problem. We reduce repeat visits. We keep units and shared spaces in good condition. When a unit becomes vacant, we make it ready and lease it again as quickly as possible. Every day a unit is offline is a day it cannot earn rent. Our Process

How a Carbon renovation works.

Every property is different. The process is not.

We underwrite the work before acquisition.

Before we close, we build an initial renovation plan and CapEx budget. The work is part of the investment case, not a surprise after acquisition.

We validate the scope in the field.

During diligence, our construction team inspects the units, exteriors, and major building systems. We look for deferred maintenance and other risks that may not appear in the initial plan. We update the scope before we finalize the budget.

We set priorities after close.

Once we acquire a property, we prioritize the work across unit renovations, exterior improvements, deferred maintenance, and shared spaces. We sequence the work to support residents, property performance, and the business plan.

We plan and lead the execution.

Carbon controls the schedule, materials, quality standards, and budget. We prepare crews and materials as units become available. This helps reduce downtime and keep the work moving.

We complete, inspect, and lease.

Punch lists and completion checks help keep every unit to our standard. Construction and operations coordinate upcoming vacancies so the team can plan each turn. We give leasing an expected ready-to-rent date before the work is complete. This helps the team market the unit and prepare for the next resident.

We measure and improve.

We track schedule, cost, quality, make-ready time, work-order response time, and callback rates. We use what we learn at one property to improve the next one.
