The majority of returns in this asset class come from great operations. Most asset managers outsource that to a third-party manager. We go the other direction. Carbon built the operating company first, and we put our energy into team, culture, and technology rather than financial engineering. Roughly 100 people, 14 communities, 2,500 doors owned and managed across Alabama, Arkansas, Florida, Georgia, and Texas.

WHO WE HOUSE

Who Lives in a Carbon Building

Our resident earns $50,000 to $80,000. She's a teacher, a nurse, a shift supervisor, a plumber. She earns too much to qualify for tax-credit housing and too little for the new Class A building downtown, and almost nobody is building for her. She wants a safe building, a landlord who fixes things, and a school district she'd choose for her own kids.

That's the whole business. Our returns come from residents staying, and residents stay when the building is run well and sits in a neighborhood they'd have picked anyway. Doing right by the resident and doing right by the investor is the same trade in workforce housing. That alignment is structural to the asset class, and it's most of the reason we chose it.

Carbon operates 2,500 homes today. Our ten-year target is 20,000, every one of them for the resident described above. That number is what the company is run against.

Reaching 20,000 on the same platform is the reason we built the platform the way we did. Vertical integration and the technology layer are what let the operating machine grow with the portfolio instead of buckling under it.

How Vertical Integration Works

The same team owns the business plan from acquisition through disposition. Underwriting, construction, leasing, maintenance, and reporting all sit inside Carbon. Nobody hands the asset off, nobody's incentives change halfway through the hold, and there's no vendor to blame when a business plan slips.

Acquisitions

Source Class B/C multifamily in secondary Sun Belt markets. Underwrite to in-place yield first, upside second.

Renovation

In-house construction oversight executes renovation plans on schedule and on budget. Rent lift drives NOI growth.

Operations

Our in-house property management team manages every property end-to-end. The same team that underwrote the deal runs it day-to-day.

Investor Returns

Quarterly distributions for stabilized properties. Refinance or disposition events return equity to LPs.

Carbon employs around 100 people across investments, construction, property management, leasing, marketing, and technology. The leadership team below runs it.

Cody Littlewood

CEO & Co-Founder

Cody leads Carbon's operations, growth strategy, and the vertically integrated platform that connects acquisition underwriting with day-to-day asset management. Before Carbon, he spent twelve years building and running a software company, and that engineering discipline is the foundation of the technology layer Carbon operates on today. Under his leadership, Carbon has scaled to 14 workforce housing communities across five states with 2,500 doors owned and managed.

Michael Pouliot

Chief Investment Officer & Co-Founder

Michael leads acquisitions, underwriting, and capital strategy across Carbon's workforce housing portfolio in the Sun Belt. He is a CFA charterholder and holds the CAIA designation, and he earned his finance degree from Boston University. He previously traded fixed income at J.P. Morgan and held investment roles at Merrill Lynch, and his private equity work on distressed workouts shaped the underwriting discipline he applies to Carbon's multifamily strategy today.

Robbie Garippo

President of Operations

Robbie oversees property-level execution, capital improvements, and the operational discipline that turns acquisitions into stabilized cash-flowing assets for investors. His work connects investment underwriting with our on-site teams, ensuring every business plan is delivered on schedule and on budget.
