Construction and Renovations

We Buy Tired Properties and Make Them Better.

We buy well-located multifamily assets that have been let go, and we bring them back. Curb appeal, unit interiors, common areas, building systems. Our own construction team does the work, so we control the schedule, the quality, and the cost.

Our Thesis

Better properties require consistent work.

The thesis is straightforward. Buy well-located assets that need work, do the work in-house, and operate them for the long term. The renovation is priced into the deal before we close, not discovered after.

That means improving exterior appearance, renovating interiors, maintaining common areas, and keeping units in good condition. Good stewardship is part of how we create value for residents and investors.

Control Where It Matters

The Carbon team leads the renovation. From scope to standard.

Carbon leads renovation in-house. Our team scopes the work, validates property conditions, sets priorities, manages the schedule, and holds each project to a clear standard.

We use internal crews and selected contractors based on the work and the local capacity available. The standard remains Carbon’s. This approach helps us improve quality, reduce avoidable cost, and make better decisions across the properties we own.

Why This Matters

A better home depends on daily execution.

We close work orders fast and fix the root cause, so the same unit isn't back on the list next week. When a unit turns, we make it ready and re-lease it quickly. Every day it sits empty is rent we don't collect.

Our Process

How a Carbon renovation works.

Every property is different. The process is not.

01

We underwrite the work before acquisition.

Before we close, we build an initial renovation plan and CapEx budget. The work is part of the investment case, not a surprise after acquisition.

02

We validate the scope in the field.

During diligence, our construction team inspects the units, exteriors, and major building systems. We look for deferred maintenance and other risks that may not appear in the initial plan. We update the scope before we finalize the budget.

03

We set priorities after close.

Once we acquire a property, we prioritize the work across unit renovations, exterior improvements, deferred maintenance, and shared spaces. We sequence the work to support residents, property performance, and the business plan.

04

We plan and lead the execution.

Carbon controls the schedule, materials, quality standards, and budget. We prepare crews and materials as units become available. This helps reduce downtime and keep the work moving.

05

We complete, inspect, and lease.

Punch lists and completion checks help keep every unit to our standard. Construction and operations coordinate upcoming vacancies so the team can plan each turn. We give leasing an expected ready-to-rent date before the work is complete. This helps the team market the unit and prepare for the next resident.

06

We measure and improve.

We track schedule, cost, quality, make-ready time, work-order response time, and callback rates. We use what we learn at one property to improve the next one.

How We Measure Performance

We measure the work that matters.

We track the work that affects residents, property performance, and investor returns. These measures show us where work is slow, where quality is inconsistent, and where technology, training, or better processes can improve the result.

  1. 01Time to renovate a unit
  2. 02Time to make-ready or turn a unit
  3. 03Quality of the finishes
  4. 04Work-order response time
  5. 05Callback rate for completed work orders
People, Technology, and Accountability

Better homes, better operations, better stewardship.

We hire capable people, give them clear standards, and measure the work. Technology and analysis help us see where the process slows down, where quality slips, and where we can improve.

The goal is simple: better homes, better operations, and better stewardship of the communities we own.
